As you can see, the Sims Farm is a beautiful piece of land located at the Northwest corner of the intersection of two major highways: Rock Hill Highway (Hwy 5, with Bridge) and Charlotte Highway (US 521, four-lanes from Charlotte).

It consists of 164+/- acres of gently rolling topography with 2,500 feet of frontage along Hwy 5 (the Southern border) and 4,400 feet of frontage on US 521 (the Eastern border). The Rock Hill Highway includes the only Bridge across the Catawba River that provides a direct connection to the City of Rock Hill and I-77. The Western border of the property is Causar Creek which flows all year and is suitable for providing water to livestock.

This farm is now part of the Town of Van Wyck and is currently zoned RN (Rural Neighborhood) which would allow development of one dwelling unit per acre using a septic sewer system. Public water mains are in both Rock Hill Highway and Charlotte Highway which heighten the potential for land development in the future. Five or Six acres of land at the highway intersection might be suitable for commercial development now with a commercial septic tank, drainage field sewer system, and proper zoning.

The US 521 Conceptual Sewer Master Plan of April, 2019, shows the future potential for public sewer provided by a Potential Feeder Route of pump stations running North to a proposed Equalization Station on Van Wyck Road. The Lancaster County Water and Sewer District does not plan to include this Feeder System in their capital plan; therefore, any construction of the entire system would be developer funded as land is developed in the future along the corridor shown on the Conceptual Plan. This could be far into the future, if it occurs at all.
