Wrenn Tree Farm

Wrenn Tree Farm

The Wrenn Tree Farm, a highly prized tract of recreational land with frontage on the Catawba River, is now on the market. It has been owned for recreational purposes by the same family for 55 years. This 501-acre property is a hunter’s paradise with professional forest management in place for the loblolly pine and hardwood inventory (see attached forestry inventory). Deer and turkey are plentiful as are fish in the pond (and some ducks) and potential for dove shoots.

The Catawba River frontage actually included on the property is 523 feet; however, just to the North and contiguous to the Wrenn Farm is a 209-acre parcel (Tax Parcel 0048-00-001.00) with 5,460 feet of frontage on the River that is part of the Landsford Canal State Park. There is also a small contiguous tract of 1.1 acres (Lancaster Tax Parcel 0046-00-003.00) with 845 feet of frontage on the East side of the River which is owned and protected by Katawba Valley Land Trust. The purpose of these two parcels is to protect views for the actual Landsford Canal amenity and recreation area (1,049 acres, Chester County Tax Maps 162-00-00-003.000 & 163-00-00-002.000) which is on the West bank of the River directly across from the Wrenn Farm. The total River frontage on the East side of the River benefiting the Wrenn Farm when these two parcels are combined with the Farm is 7,148 feet (1.35 miles).

Even though the Wrenn Farm is within 3.5 miles of the new 1,600-acre Riverchase Estates residential development on Riverside Road, it is not likely that the Farm offers any short-term prospects for subdivision development because of its isolated location. The Farm is also within 4 miles, as the crow flies, from a new 1,400-acre residential development on Charlotte Highway as proposed by Lennar.

  • 10+/- acre pond fed by Rock Water Spring Branch. Pond is “full” of bass and bream. See photograph of 7-pound bass landed on June 17, 2019, while I was there, by a fellow who is a member of the current hunt-lease group.
  • 12+/- acre potential dove field.
  • Deeded frontage on the Catawba River of 523 feet
  • Contiguous preserved land that benefits the Wrenn Farm with SC Conservation land and River frontage.
  • 2,400 feet of boundary frontage on Landsford Road which includes the private access drive for the Farm
  • Currently there is neither municipal water service nor electrical service at the Farm. There is an 8-inch water line in Industrial Park Road and a 6-inch line in Riverside. Electrical service can be installed by Duke Energy.
  • There is an old house and several out buildings on the property, all useable, but not in first class condition (see photograph).
  • Wrenn Farm is located in a neighborhood where owners have made substantial investment in their recreational/hunting properties. Just to the South are two first class hunting preserves; one containing 730 acres and the other 1,700 acres. Across the River in addition to the Landsford Park is a 1,000-acre private hunting preserve.
  • There is the possibility of opening a shared, but private, drive from Riverside Road if desired.
  • Wrenn Farm is 32 miles from Southpark Mall and 25 miles from Ballantyne.
  • 4.5 miles South is the Lancaster County Airport-McWhirter Field (LKR) that offers a 6,000 foot concrete runway, hangar leasing, terminal and lounge, and Jet A Fuel.
